Replaced failed condenser run capacitors on both Rheem split systems after testing revealed they were outside manufacturer specifications. Diagnosed and repaired a blown low-voltage fuse on one indoor air handler, restoring the system to normal operation before completing maintenance. Verified thermostat operation, inspected electrical components, measured compressor amperage, checked refrigerant operating pressures, and recorded supply air temperatures to confirm proper cooling performance. All three systems were operating and maintaining temperature upon completion of service. During the inspection, identified several building maintenance issues, including deteriorated duct insulation above the ceiling, approximately eight damaged return air grilles requiring replacement, and severely restricted return air filters that were limiting airflow. Temporary screws were installed in loose return grilles to prevent them from falling and creating a safety hazard. Recommended replacing the damaged grilles, repairing the duct insulation, and installing new air filters to improve airflow, cooling performance, and occupant safety.

    Setpoint Services completed an emergency commercial rooftop air conditioner repair for a 7-Eleven convenience store in Lockhart, Texas. The customer reported that one of the rooftop HVAC units had stopped cooling, requiring immediate diagnosis to restore comfort inside the store. Upon arrival, our technician found the condensing section was not operating because the compressor contactor was not receiving a 24-volt control signal. Electrical testing confirmed that the thermostat was supplying 24 VAC, but the rooftop unit's control board was not sending power to the contactor. The failed control board prevented the condenser from starting, resulting in a complete loss of cooling. To restore air conditioning as quickly as possible, Setpoint Services temporarily bypassed the failed control board, allowing the condenser and compressor to operate normally until a replacement control board can be installed. The system was restarted, monitored through a complete operating cycle, and verified to be cooling properly. Final operating conditions measured 135 PSI suction pressure, 370 PSI discharge pressure, and a 16°F temperature split, confirming normal cooling performance following the temporary repair. The rooftop unit was operating correctly at the time of departure. A replacement OEM control board has been recommended to return the system to its original factory control configuration and provide a permanent repair.

    Setpoint Services completed a commercial walk-in cooler refrigeration repair at Taqueria De Diez Downtown Austin, located at 206 Trinity St, Unit 110, Austin, TX 78701. The customer reported the walk-in cooler was no longer maintaining the desired box temperature. Inspection of the Heatcraft refrigeration system revealed a low refrigerant charge and a condenser coil heavily restricted by dirt and debris, reducing heat transfer and overall system efficiency. Our technician thoroughly cleaned the condenser coil using commercial coil cleaner and water to restore proper airflow and heat rejection. The refrigeration system was then recharged with 4 pounds of R-22 refrigerant, restoring the proper operating charge. After charging, the liquid line sight glass cleared, confirming a full liquid column. Final operating conditions measured 45 PSI suction pressure, 260 PSI discharge pressure, and a clear sight glass, verifying normal refrigeration performance had been restored. During the repair, it was determined that the amount of refrigerant required indicates a significant refrigerant leak within the system. Based on the age and condition of the equipment, the evaporator coil is the most likely source of the leak. Because this refrigeration system operates on R-22 refrigerant, which has been phased out and is increasingly expensive and difficult to obtain, Setpoint Services recommended replacing both the walk-in cooler condensing unit and evaporator coil. A complete system replacement proposal will be provided to the customer.

    Setpoint Services performed commercial refrigeration maintenance and diagnostics on a Taylor RC25N-27 remote-condensing margarita machine at Cover 3 – Anderson Lane in Austin, Texas after the customer reported the machine was intermittently shutting down during operation. Upon arrival, the remote air-cooled condenser was found heavily impacted with dirt and debris. The condenser cabinet and refrigerant piping were extremely hot to the touch, indicating restricted heat rejection and elevated operating temperatures. The condenser coil was thoroughly cleaned using commercial coil cleaner and water to restore proper airflow and improve condenser performance. Following the condenser cleaning, the refrigeration system was restarted and monitored through a complete operating cycle. Final operating conditions stabilized at approximately 16 PSI suction pressure and 325 PSI discharge pressure with a 90°F outdoor ambient temperature, confirming improved condenser performance after cleaning. While monitoring the equipment, Setpoint Services observed the condensing unit complete a normal refrigeration pump-down cycle when the dispenser satisfied and closed the liquid-line solenoid. The low-pressure control shut the condensing unit down as designed, confirming normal system operation rather than a refrigeration fault. During the inspection, approximately 25% of the rear condenser coil was found to have severely flattened fins. Evidence indicates the condenser fan blade previously contacted the coil, permanently restricting airflow through a significant portion of the condenser. Although the system was operating at the time of departure, the damaged condenser coil continues to reduce heat rejection and may contribute to elevated head pressures and reduced reliability during peak summer temperatures. Additional recommendations include replacing the deteriorated suction-line insulation, replacing the compressor start components, installing the missing electrical disconnect faceplate, and considering replacement of the complete remote condenser due to the extensive condenser coil damage. This maintenance visit included condenser cleaning and operational testing only. Internal cleaning of the margarita machine barrel and product-contact components is outside the scope of Setpoint Services' commercial refrigeration maintenance services. The system was operating normally and completing its designed pump-down cycle at the time of departure, with continued monitoring recommended until the damaged condenser can be repaired or replaced.

    Setpoint Services completed a commercial rooftop air conditioning compressor replacement and refrigeration system repair at Smoothie King Hutto, located at 2098 Muirfield Bend Dr, Hutto, TX 78634. The Trane rooftop unit was found with a failed Copeland compressor that would briefly attempt to start before shutting down, despite receiving proper three-phase line voltage. Further inspection revealed severely restricted airflow caused by heavily clogged return-air grilles and a condenser coil packed with dirt and debris, conditions that likely contributed to compressor overheating and premature failure. A significant amount of refrigerant oil was also found throughout the compressor compartment and condenser section, indicating the presence of a refrigerant leak. The repair included replacing the failed compressor, compressor contactor, and liquid-line filter drier. During the repair, Setpoint Services inspected the refrigeration system for the source of the refrigerant leak and repaired any accessible leak discovered within the scope of the quoted work. The improperly identified three-phase power wiring was also traced and corrected to verify proper phase sequence and compressor rotation. The condenser coil and return-air grilles were thoroughly cleaned to restore proper airflow and improve system efficiency. After completing the mechanical repairs, the refrigeration circuit was pressure-tested with nitrogen, evacuated to a deep vacuum, and recharged with up to 7 pounds of virgin R-410A refrigerant. The rooftop air conditioning system was then restarted and tested to verify proper compressor operation, refrigerant pressures, electrical performance, airflow, and cooling capacity. This repair also includes a five-year extended compressor warranty, providing long-term protection for the replacement compressor. Any concealed, inaccessible, or additional refrigerant leaks beyond the scope of the quoted repair would require separate customer authorization if discovered.

An initial 1 pound of refrigerant was added using the remaining refrigerant available on the service truck; however, additional refrigerant was required to complete the repair, so a return visit was scheduled for the following day. During the return visit, Setpoint Services rechecked system performance and found operating pressures of 50 PSI suction and 280 PSI discharge, while the liquid line sight glass continued to flash, confirming the system was still low on refrigerant. An additional 2 pounds of refrigerant were added, restoring the proper system charge. Final operating pressures stabilized at 60 PSI suction and 320 PSI discharge, and the sight glass became full and clear, confirming a solid liquid refrigerant column. The walk-in cooler was monitored until it successfully pulled the box temperature back down to normal operating conditions. Although cooling performance was fully restored, the low refrigerant condition indicates an active refrigerant leak within the system. Setpoint Services recommended scheduling a comprehensive leak search and repair to locate the source of the refrigerant loss and prevent future breakdowns, repeated refrigerant charges, and additional emergency service calls. The walk-in cooler was operating normally at the time of departure.
