Chemically cleaned all condenser coils to restore proper airflow and improve system efficiency. Replaced failed condenser run capacitors on both Rheem split systems after testing revealed they were outside manufacturer specifications. Diagnosed and repaired a blown low-voltage fuse on one indoor air handler, restoring the system to normal operation before completing maintenance. Verified thermostat operation, inspected electrical components, measured compressor amperage, checked refrigerant operating pressures, and recorded supply air temperatures to confirm proper cooling performance. All three systems were operating and maintaining temperature upon completion of service. During the inspection, identified several building maintenance issues, including deteriorated duct insulation above the ceiling, approximately eight damaged return air grilles requiring replacement, and severely restricted return air filters that were limiting airflow. Temporary screws were installed in loose return grilles to prevent them from falling and creating a safety hazard. Recommended replacing the damaged grilles, repairing the duct insulation, and installing new air filters to improve airflow, cooling performance, and occupant safety.

Preventative maintenance was performed on multiple reach-in coolers, Mitsubishi mini-split air conditioning systems, and Polar Temp outdoor ice box refrigeration units to improve reliability, cooling performance, and energy efficiency. As part of the refrigeration maintenance program, all reach-in cooler media filters were replaced, condensate drain lines were cleared, and each unit was inspected to verify proper cooling operation and temperature performance. A service call was also completed on a True Refrigeration reach-in cooler after the customer reported poor cooling performance and water accumulation. Refrigerant operating pressures were tested and found to be within normal operating specifications. Further inspection determined the cooler was operating correctly, with excessive product loading restricting evaporator airflow and contributing to condensation. Recommendations were provided to improve airflow by reducing product blockage around the evaporator section. Preventive maintenance was also completed on two Mitsubishi Electric mini-split systems. Both outdoor condenser coils were chemically cleaned to restore proper airflow and improve heat transfer. System operation was verified after cleaning, and both units were producing approximately a 20°F temperature differential, confirming normal cooling performance. In addition, preventive maintenance was performed on two Polar Temp outdoor ice box refrigeration systems. Both condenser coils were chemically cleaned, with the parking lot ice box found heavily restricted by dirt, leaves, and debris that significantly reduced condenser airflow. After cleaning, condenser performance improved substantially, allowing both ice box refrigeration systems to return to below-freezing operating temperatures. Regular condenser coil cleaning helps reduce compressor stress, improve energy efficiency, and prevent costly refrigeration breakdowns during peak summer conditions.

    Setpoint Services diagnosed and repaired a commercial HVAC condensate drainage issue for a Trane ceiling-mounted air handler in Austin, Texas, after the customer reported water leaking through the ceiling. Upon inspection, the auxiliary drain pan was found completely full of water due to a clogged condensate drain line, causing the drain pan to overflow and leak into the occupied space below. The condensate drain line was professionally cleaned using commercial drain line cleaner and thoroughly flushed to restore proper condensate flow. Standing water was removed from the auxiliary drain pan, and the primary drain was tested to verify proper drainage after the blockage was cleared. During the inspection, it was also discovered that the auxiliary drain pan had become bent over time, causing water to collect below the existing condensate float safety switch. Because of this deformation, the float switch could not provide adequate overflow protection before the pan began to overflow. An attempt was made to relocate the condensate float safety switch to a more effective location; however, the existing low-voltage wiring was too short to complete the relocation. The drain pan was adjusted as much as possible to improve drainage until a permanent repair can be completed. Additional inspection revealed that the condensate discharge enters a separate building drain that appears to be partially restricted. Since this drain is part of the building's plumbing system and not the HVAC equipment, a licensed plumber was recommended if drainage problems continue. This Trane air handler is connected to a building water-source HVAC system utilizing a chilled water and cooling tower loop. The air handler was tested after service and verified to be draining properly and operating normally before departure. Recommendations were provided to replace or relocate the condensate float safety switch with new low-voltage wiring, replace the bent auxiliary drain pan to restore proper overflow protection, and have the building plumbing drain inspected if future drainage issues occur. Routine commercial HVAC drain maintenance helps prevent ceiling leaks, water damage, mold growth, and unexpected system shutdowns.

    Setpoint Services completed the final phase of a commercial refrigeration repair on a True Refrigeration reach-in display cooler at Edis Chocolates & Bakery in Austin, Texas. This visit was scheduled to complete repairs after previous refrigeration system work. Our technician installed the new replacement temperature control and verified proper electrical operation and temperature regulation. The original heated drain pan was temporarily reinstalled while awaiting the arrival of the replacement drain hub required to complete the remaining drain system upgrades. After installation, the display cooler was monitored through normal operation to verify the refrigeration system cycled properly and maintained normal operating temperatures. The customer was advised that a return visit will be scheduled once the replacement drain hub arrives so the new heated drain pan and drain assembly can be permanently installed. Commercial bakery display cases operate continuously and require dependable temperature controls to maintain proper food temperatures while preventing excessive condensate buildup. Inspection of the refrigeration system found the condenser fan motor bearings had failed, producing a loud grinding noise. Further inspection revealed the condenser coil was heavily impacted with dust and debris, severely restricting airflow across the condenser. The failed condenser fan motor was replaced and the condenser coil was thoroughly cleaned using commercial condenser coil cleaner to restore proper airflow and heat rejection. Restricted airflow can cause elevated operating temperatures, increasing compressor stress and shortening condenser fan motor life. After completing the repairs, the refrigeration system was restarted and tested. Verified proper condenser fan motor operation, restored airflow across the condenser coil, and confirmed the grinding noise had been eliminated. The back bar cooler was operating normally at the time of departure.

Inspection of the refrigeration system found the refrigerant sight glass flashing, indicating a low refrigerant charge. The condenser coil was also heavily soiled, reducing heat rejection and increasing refrigeration system operating temperatures. The condenser coil was chemically cleaned and the refrigeration system was charged with one pound of R-404A refrigerant. After charging, the sight glass cleared completely, confirming proper liquid refrigerant flow through the system. The evaporator coil was inspected and found free of ice accumulation, verifying proper airflow through the freezer. The walk-in freezer was monitored following repairs and verified to be cooling normally before leaving the site. During the inspection, the walk-in freezer door was found unable to close completely. The customer was advised that repairing or adjusting the door is recommended because warm air infiltration can significantly reduce refrigeration efficiency, increase compressor run time, and lead to future refrigeration problems. Routine commercial refrigeration maintenance helps restaurants reduce energy costs while extending compressor life. Status: Walk-in freezer returned to normal operation following condenser cleaning and refrigerant charging.
