Diagnosis: Clearing the Electrical and Mechanical Side First

A methodical diagnosis rules out the expensive failures before chasing the simple ones. Our technician verified:

  • Proper incoming line voltage to the unit
  • Correct control voltage reaching the compressor contactor
  • Normal operation of the compressor and its starting components

Further troubleshooting pointed to a Building Water Fault. On a water-cooled chiller, the condenser rejects heat into the building’s water loop. When that water flow drops off, head pressure climbs fast — and the high-pressure safety switch trips to shut the compressor down before damage occurs. That trip was why the chiller wouldn’t run long enough to cool.

Once the fault condition was corrected and the manual-reset high-pressure safety was reset, the refrigeration system resumed normal operation immediately.

Confirming the Repair

Resetting a safety is only half the job — the system has to prove it’s healthy before we leave. Our technician verified:

  • Refrigerant charge confirmed through the receiver sight glass
  • Suction pressure stabilized near 50 PSI
  • No refrigerant required — the charge was never the problem
  • Unit cooled cleanly to the customer’s 60°F setpoint

Because the root cause was building water flow rather than a refrigeration failure, no refrigerant was added and no components were replaced — the correct fix was addressing the fault condition, not the chiller itself.

A water-cooled commercial water chiller lives or dies on consistent condenser water circulation.
