Rooftop AC Repair and Filter Drier Replacement in Austin, TX

Near Research Blvd, Austin, TX 78758

July 17, 2026 — Austin, TX — Updated September 1, 2026

When a commercial rooftop unit quits during a Central Texas summer, the clock starts immediately — especially for a busy distribution operation where climate-sensitive inventory and staff comfort both ride on the same equipment. Setpoint Services was called to an Austin distribution facility after a packaged rooftop unit stopped cooling properly, and the job is a clean example of why a no-cool repair done right involves far more than swapping a single part.

The Call: A Rooftop Unit That Stopped Cooling

The customer reported that the rooftop AC unit was no longer keeping up. Our technician had already diagnosed the failure, so this trip was about returning with the right OEM parts in hand and finishing the repair in one visit:

  • Liquid line filter drier
  • Condenser fan motor capacitor
  • New air filters

Coming back fully stocked matters on commercial work — every extra trip is another stretch of downtime the business absorbs.

Opening the Sealed System the Right Way

Restoring cooling meant opening the sealed refrigeration system, and that is where discipline separates a lasting repair from a callback. Our technician:

  • Replaced the liquid line filter drier to protect the system from moisture and contaminants
  • Evacuated the system to a deep vacuum, pulling out moisture and non-condensable gases
  • Recharged the unit to the manufacturer’s factory refrigerant specification

Any time a sealed system is opened, replacing the filter drier and pulling a deep vacuum isn’t optional — it’s what keeps moisture from turning into acid, sludge, and a second failure a few months down the road. Recharging to exact factory spec, rather than by feel, is what keeps the unit running efficiently once it’s buttoned back up.

Restoring Airflow and Preventing the Next Breakdown

A refrigerant repair only holds up if the air side is healthy too, so the same visit included a full airflow restoration:

  • Cleaned both the condenser and evaporator coils
  • Replaced eight air filters
  • Cleared the condensate drain line
  • Inspected the blower belt
  • Replaced a weak condenser fan motor capacitor

Individually, these are ordinary preventative maintenance items. Left unaddressed through a Texas summer, they’re exactly what drags a rooftop unit into a no-cool call in the first place. Bundling them into the repair visit means the unit leaves in better shape than it was before the failure.

Verified Before We Left

Before closing out the call, our technician confirmed the unit was genuinely back to spec — not just blowing cold for a minute. Final checks included:

  • Operating pressures
  • Compressor amperage
  • Airflow
  • Condensate drainage

The rooftop unit was restored to normal cooling operation and running within manufacturer specifications at completion.

August 2026 Case: Two Rooftop Units and the Number That Proved the Repair

August 21, 2026 — Austin, TX

A North Austin commercial property called on a pair of Carrier packaged rooftop units that were running continuously without holding the space. Both units needed the same two items:

  • Blower motor belts replaced
  • Condenser fan motor run capacitors replaced
  • Both systems tested under load once the repairs were complete

Those two failures pull the same system in opposite directions, which is why a rooftop unit can run all day and still lose the building. A slipping blower belt cuts airflow across the evaporator, and less air over the coil means each pound of air leaves colder — the temperature split climbs even as total delivered capacity falls. A weak condenser fan motor run capacitor does the reverse: the condenser fan underperforms, head pressure rises, capacity drops, and the split collapses. Measure either number while both faults are present and it is easy to chase the wrong part.

That is why the split gets confirmed after the work rather than trusted during the diagnosis. Both units came back at roughly a 20°F temperature split — airflow restored, heat rejection restored, and the two faults no longer masking one another. On commercial equipment that number is the difference between a unit that is running and a unit that is actually cooling.

The service record for that visit is logged in our August 21 commercial HVAC and walk-in cooler service call near Cameron Road.
