What We Found
The reported symptom was a unit that would briefly attempt to start and then shut down almost immediately. Electrical checks came back clean — the equipment was receiving proper three-phase line voltage, so the fault was not upstream of the unit.
The airside told the real story. The return-air grilles were heavily clogged, and the condenser coil was packed with dirt and debris. Why the Phase Wiring Mattered
On three-phase equipment, phase sequence determines which direction a scroll compressor turns. Energize one backward and it will run loud, move almost no refrigerant, and damage itself — sometimes in a matter of minutes. - Return-air grilles are a facility item, not an HVAC item. They sit inside the space where staff can see them, and they get overlooked precisely because nobody thinks of them as part of the mechanical system.
- Condenser coils foul faster in Central Texas than most operators expect. Cottonwood, construction dust, and kitchen exhaust residue all land on rooftop coils, and a coil that looks passable from six feet away can be badly restricted internally.
- Oil in a cabinet is a leak, full stop. Refrigerant does not leave a system without carrying oil with it. Finding oil is a reason to investigate now, not at the next scheduled visit.
- A scheduled preventative maintenance plan catches all three. Coil cleaning, airflow checks, and pressure logging are the cheapest compressor insurance available.
