Some service calls are about equipment reaching the end of its life. This one was about equipment that never got put back together correctly. Setpoint Services was called out to an Elgin, TX pizza restaurant for commercial HVAC and refrigeration work, and the root cause of the biggest failure on site turned out to be a component another company had left unsecured.

Over the course of the visit our technician repaired one rooftop air conditioning unit, verified a second after maintenance, and brought the kitchen’s walk-in cooler back to its operating charge.

What We Found on the Rear Rooftop Unit

The rear Trane rooftop unit was the reason for the call. Our initial inspection turned up two problems feeding each other:

• Restricted condenser airflow, limiting the unit’s ability to reject heat
• A failed condenser fan motor

The motor failure wasn’t random. A run capacitor installed by a previous service provider had been left improperly secured, and the resulting condition is what took the motor down. That’s a detail worth pausing on, because it’s the kind of thing that turns a routine part swap into a callback six months later. A capacitor that isn’t mounted and strapped correctly can shift, vibrate, and stress its connections until the motor it supports pays the price.

The Repair

We returned with parts and completed the work in a single visit:

• Installed a new 460-volt, 1/2 HP condenser fan motor
• Installed a new 10 MFD run capacitor, mounted and secured correctly
• Rewired the motor and verified proper rotation before startup
• Restarted the unit and tested system performance under load

Verifying rotation matters more than it sounds. A condenser fan motor wired backward will still spin and still sound normal — it just moves air the wrong direction across the coil and quietly destroys the unit’s ability to reject heat. It’s a two-minute check that prevents a return trip.

Verified Numbers Before We Left

We don’t call a repair complete because the unit turned on. Final operating conditions on the Trane unit measured:

• Suction pressure: 135 PSI
• Discharge pressure: 420 PSI
• Temperature split: 18°F between return and supply air

That split is the number an operator can actually use. It confirms the system is moving heat out of the space, not just running.

Second Rooftop Unit — Verified After Maintenance

The front-of-house Daikin rooftop unit received preventative maintenance including condenser cleaning, then was verified under the same standard. It produced a 17°F temperature split, confirming satisfactory operation. Cleaning a condenser coil isn’t cosmetic work. A coil packed with grease and debris forces head pressure up, raises energy consumption every hour the unit runs, and shortens compressor life. On a restaurant rooftop in Central Texas summer heat, it’s one of the highest-return maintenance items there is.

Restoring the Walk-In Cooler

The same visit covered the kitchen’s walk-in cooler, which had drifted off its target box temperature. We added 5 pounds of R-404A refrigerant to bring the system back to its proper operating charge. After charging, the cooler pulled down to the customer’s 35°F setpoint and held it.

One observation we documented rather than glossed over: the liquid line sight glass continued to flash slightly even with the box holding temperature. The customer elected not to add additional refrigerant at that time, which is a reasonable call when product is safe and the box is stable. It’s worth monitoring, though — a system that needed five pounds didn’t use that refrigerant up. Refrigerant doesn’t get consumed, so a charge that low points to loss somewhere in the sealed system.

What We Recommended Next

Both rooftop units and the walk-in cooler were operating normally when we left. Two items remain open:

• The Trane evaporator coil is heavily soiled and should be professionally cleaned. A dirty evaporator restricts airflow, drives suction pressure down, and can eventually cause coil freeze-ups that shut a system off entirely on the hottest day of the year.
• The walk-in cooler charge is worth watching. If the sight glass keeps flashing or the box drifts again, leak detection is the next step rather than another top-off.

Neither is an emergency today. Both are cheaper now than after a shutdown.
