What It Took to Get There
The unit — a packaged rooftop system, Trane equipment serviced under our standard commercial maintenance scope — did not start the visit anywhere near that number. The evaporator coil was heavily impacted with dirt and debris, the kind of loading that chokes return air long before anyone in the dining room notices the space feels off.
The work performed on this visit:
- Thoroughly cleaned both the evaporator and condenser coils to restore airflow and heat transfer
- Replaced two 20″ × 30″ × 2″ air filters found excessively contaminated
- Replaced a failed 7.5 µF condenser fan motor run capacitor
- Inspected the blower drive belt, verified proper tension, and documented the unit as running an AX26 belt
- Cleaned the unit cabinet and accessible interior components
- Performed final operational testing, verifying a 25°F temperature split with normal R-410A pressures
The failed run capacitor is worth pausing on. A condenser fan motor with a dead or weakened run capacitor is one of the most common reasons a rooftop unit drops offline in a Central Texas August — the fan slows or stalls, head pressure climbs, and the unit trips on high pressure at exactly the hour the building is fullest. Documenting the AX26 belt is a small detail that pays off on the next call.
