Found RTU completely off on smoke detector trip for unknown reason. Reset smoke detector circuit and restored unit operation. Upon inspection, found a large refrigerant oil stain on condenser coil area indicating possible refrigerant leak. Also found condenser coil heavily clogged with debris, evaporator coil impacted with dirt buildup, air filters severely clogged/restricted, and condensate drain line disconnected.

Repaired and reconnected condensate drain line, removed clogged air filters, cleaned condenser coil, and checked refrigerant pressures and operation. At this time, refrigerant charge does not appear critically low and unit is currently cooling properly and reaching thermostat set point.

Recommend returning during scheduled HVAC/Refrigeration PM service to perform full leak search on condenser/refrigeration circuit, install new air filters, clean evaporator coil as needed, and continue monitoring refrigerant charge and overall system operation.
