Commercial Trane air-cooled chiller diagnostic and condenser cleaning performed in Austin, Texas. Setpoint Services was called to service a Trane Series R chiller with Circuit A down and a history of high discharge/head-pressure conditions.
Circuit B was operational upon arrival. After resetting the chiller alarms, Circuit A was brought back online for diagnostic testing. As Circuit A loaded, discharge pressure increased rapidly. Inspection found the condenser coils heavily impacted with dirt and debris, restricting airflow and preventing proper heat rejection. The condenser fan motors were verified operational, and the condenser coils were thoroughly deep cleaned.
Following cleaning, both refrigeration circuits were operated and monitored under load. Circuit A and Circuit B were operating with similar pressures and subcooling characteristics. Discharge pressure was approximately 300 PSI, liquid-line temperature was approximately 113°F, and the sight glasses were full.
Chilled-water performance improved substantially. Entering/leaving evaporator water temperatures improved from approximately 79°F / 74.7°F on arrival to approximately 52°F / 44°F, producing an approximately 8°F temperature differential.
Circuit A was successfully restored to operation. Replacement of both liquid-line filter-drier cores and the associated gasket/seals was recommended, followed by rechecking pressures, subcooling, and liquid-line condition.
