Setpoint Services performed commercial HVAC repair, cleaning, and preventive maintenance on multiple air conditioning systems serving a commercial shop and office in Austin, Texas. The primary shop system was an International Comfort Products (ICP) dual-compressor packaged RTU installed at ground level, along with an ICP split AC system serving the office. The equipment included ICP models DCC120XXX3VXXXAB, FCM4X6000AL2, and NFCX6000C2.
The ground-level commercial packaged AC unit had condenser coils heavily impacted with dirt, dust, and debris from the workshop environment. Setpoint Services chemically cleaned the condenser coils to restore airflow and improve heat rejection. During operational testing, Compressor #1 was found non-operational due to a defective high-pressure safety switch. The failed switch was temporarily bypassed to restore compressor operation, allowing both compressor circuits to be tested. Refrigeration pressures appeared normal and the commercial AC system was cooling properly following service. Replacement of the defective high-pressure safety switch is still required to restore the factory safety circuit.
Two air filters for the packaged unit were replaced, with two additional filters still requiring replacement. The shop's return-air opening was also found susceptible to being blocked by stored materials and equipment. Keeping the return-air pathway unobstructed was recommended to maintain proper airflow, cooling capacity, efficiency, and equipment reliability.
The office split AC system was also inspected and serviced. Both air filters were replaced, and the indoor evaporator A-coil was found heavily contaminated with workshop dust and debris. Setpoint Services performed an in-place evaporator coil cleaning and removed a substantial amount of buildup. Some contamination remained deeply embedded within the coil, with visible rust and corrosion also observed around portions of the evaporator assembly.
