Setpoint Services inspected and serviced two 5-ton commercial rooftop HVAC units at Renzo Gracie Austin on Airport Boulevard in Austin, Texas. Inspection found heavily impacted evaporator and condenser coils, dirty air filters, and blower belt problems affecting airflow and system reliability. Corrective maintenance included cleaning the evaporator and condenser coils, clearing condensate drains, replacing blower belts and filters, and checking system operation. During testing of RTU #2, the condenser fan motor was found wired incorrectly and rotating backward. The wiring was corrected, but the compressor subsequently began squealing, drew approximately 21.23 amps against its 19.0-amp maximum operating rating, and shut down. Compressor replacement with a compatible Copeland compressor and new filter drier was recommended, followed by pressure testing, evacuation, refrigerant charging, and complete operational testing of the R-410A system.
