Setpoint Services performed Daikin mini-split air conditioning repair and preventive maintenance at Lake Austin Marina in Austin, Texas. The customer reported water dripping from the indoor evaporator coil of a Daikin mini-split heat pump system, consisting of an FTXR18TVJUW indoor unit and RX18RMVJU9A outdoor condenser operating on R-410A refrigerant.
During the service visit, the technician inspected the system for the reported condensate water leak and located the condensate drain line at the rear of the building. A vacuum was used to clear potential debris and blockages from the drain line, restoring proper water drainage. The indoor evaporator coil was thoroughly cleaned using professional coil cleaner and a pump sprayer to remove accumulated dirt and improve airflow. The outdoor condenser coil was also cleaned to improve heat rejection and cooling efficiency.
Following maintenance, proper condensate drainage was verified by observing water discharging from the drain line outlet. The Daikin mini-split was restarted and tested, with a recorded R-410A suction pressure of 112 PSI and a 20°F supply-to-return air temperature differential. The system was operating normally, cooling properly, and draining condensate as intended at the time of departure.
