Commercial AC Maintenance in Bryan, TX: Drain Clog and Failing Capacitor Caught Early
Near Silver Hill Rd. Bryan, Texas 77807

April 27, 2026 — Bryan, TX A scheduled maintenance visit in Bryan, TX turned into a save: our technician found two issues during a routine commercial AC service that would have led to a breakdown if left alone. A clogged primary drain line was spilling water into the secondary pan, and a dual run capacitor was reading well below spec. Both were addressed in a single visit before either could take the system offline.
Why Commercial AC Maintenance Matters
Commercial cooling systems run harder and longer than residential equipment, and small problems compound quickly when they go unnoticed. A drain line clog can cause water damage to ceilings and electrical components. A weak capacitor stresses the compressor, shortens motor life, and eventually causes a no-cool failure right when temperatures peak. Routine preventative maintenance is designed to catch both before they become emergency calls. What We Found On This Visit
The system was a Carrier condenser paired with a matching air handler. Upon arrival, water was dripping from the secondary drain line — a classic warning sign that the primary drain is blocked. Drain line clog:- Cleared the primary drain line using vacuum and drain treatment
- Removed standing water from the secondary drain pan and line
- Verified proper drainage through the primary line after clearing
- Tested the dual run capacitor: measured 23/5 µF against a rated 30/7.5 µF
- Replaced with a properly rated capacitor
- Verified compressor and condenser fan motor draws after replacement
- Cleaned the condenser coil to restore proper heat exchange
- Checked system pressures: 130 psi suction, 325 psi discharge
- Confirmed compressor amp draw at 12 amps and condenser fan at 1 amp
How Preventative Service Catches Failures Early
The visible symptom on this call — water dripping from a secondary drain — is exactly what the secondary drain is designed to do: warn you that the primary is blocked before water damage starts. The capacitor reading wouldn’t have shown up at all without testing it. Catching a weak capacitor at maintenance is the difference between a quick part swap and an after-hours emergency call when the compressor finally won’t start. For commercial properties, that’s the value of regular service: small parts replaced on a schedule, not on the hottest day of the year.Schedule Commercial AC Service
