Service Date: April 14, 2026 — Round Rock, TX Consistent preventative maintenance is the surest way to extend equipment life and catch developing problems before they become costly breakdowns. On April 14, 2026, Setpoint Services technician Han Li completed Visit 2 of a scheduled preventative maintenance agreement on two rooftop package units (RTUs) at a commercial location near Gattis School Road in Round Rock, TX.

RTU 1 — R-410A Rooftop Package Unit

Han performed a full inspection and maintenance routine on RTU 1, documenting all findings:
  • Replaced air filters
  • Checked belt tension — found within proper specification
  • Tested run capacitor: 26 µF (rated 25 µF) — within acceptable tolerance
  • Recorded operating pressures:
    • Circuit 1: 135 psi suction / 245 psi discharge
    • Circuit 2: 100 psi suction / 275 psi discharge
Circuit 1 displayed an abnormal pressure relationship — elevated suction pressure alongside lower-than-expected discharge pressure. The unit remained operational at the time of service; however, this condition may indicate a developing issue such as an airflow restriction, condenser performance degradation, or refrigerant imbalance. Continued monitoring has been recommended and will be tracked through the ongoing service agreement.

RTU 2 — Rooftop Package Unit

Han completed the following on RTU 2:
  • Replaced return air filter
  • Tested run capacitor: 4.95 µF (rated 5 µF) — within tolerance
  • Tested secondary capacitor: 21 µF (rated 20 µF) — within tolerance
  • Identified an indoor blower motor that had been previously jumped out and wired to run on cooling call
  • Verified and confirmed proper blower motor operation during service
RTU 2 was operating properly at the conclusion of the service visit following verification of blower wiring and operation.

Overall System Status

Both units were fully operational at the close of the visit. RTU 1 Circuit 1 will be monitored for any developing conditions under the ongoing preventative maintenance agreement. No additional repairs were required during this visit. Any deficiencies identified outside the scope of the maintenance agreement will be quoted separately upon customer approval.
