RTU (Roof Top Units) Performed preventative maintenance on all RTUs: Tightened all belts Cleared all drain lines Cleaned condenser coils Kitchen RTU Circuit 1 Suction Pressure: 125 PSI Discharge Pressure: 335 PSI Circuit 2 Suction Pressure: 110 PSI Discharge Pressure: 320 PSI Dining Area RTUs RTU-2 Suction Pressure: 120 PSI Discharge Pressure: 280 PSI RTU-3 Suction Pressure: 110 PSI Discharge Pressure: 275 PSI RTU-4 Unit was found low on refrigerant during inspection. Added 1 lb of refrigerant and verified proper operation. Final operating pressures: Suction Pressure: 115 PSI Discharge Pressure: 300 PSI Unit operating normally after refrigerant charge. Reach-In Refrigeration Units Performed preventative maintenance: Replaced media filters Cleared drain lines All reach-in refrigeration units were operating properly and maintaining temperature at time of service. Walk-In Refrigeration Units Performed preventative maintenance: Cleared drain lines Cleaned condenser coils Sight glasses remained full on all walk-in refrigeration systems. All units were operating normally at time of service. Ice Machine Ice machine preventive maintenance was not completed during today’s visit. Technician will return on May 22, 2026 to perform full ice machine cleaning and complete remaining PM work.

    Hoshizaki Ice Maker Model: KM-1301SRJZ Serial: P31415L Year: 2024 Diagnosis: Found chicken flour/debris packed inside the float switch housing causing the float to stick and preventing proper water level sensing. This caused the machine to remain in freeze cycle until the board went into a 3-beep long freeze safety alarm lockout. Also found the water filtration system heavily restricted/clogged, affecting water flow to the machine. Actions Performed: * Removed and cleaned float switch assembly * Cleared debris buildup from float chamber * Verified float movement and operation * Checked water system and found clogged filter(s) * Temporarily jumped float switch circuit to restore operation for customer * Reset machine and verified proper startup and ice production * Verified proper operation before departure Recommendations: Recommend replacing water filter(s) immediately and starting a preventative maintenance contract to prevent recurrence. PM program can include: * Ice machine cleaning and maintenance * Water filter replacement schedule * HVAC preventative maintenance * Reach-in refrigeration maintenance * Walk-in cooler/freezer maintenance Cause of Failure: Environmental contamination/product dust (chicken flour) entered float switch reservoir and caused float switch to stick, resulting in long freeze cycle alarm and machine shutdown.

    Performed commercial refrigeration diagnostic and repair service on a walk-in cooler refrigeration system at Finley’s in Austin TX. Equipment serviced: Copeland Compressor Model: RS70C1-PFV-213 Heatcraft Evaporator Model: LSC090AK Refrigeration Design System Model: SSSM10 Returned onsite for continued diagnosis of the second walk-in cooler serving the food storage area. Upon arrival, the evaporator coil was found completely iced over, restricting airflow and preventing proper cooling performance. Due to the evaporator location being installed tightly against the wall and product stored directly underneath, manual de-icing could not be safely performed. Compressor was shut off and evaporator fan motors were left running to allow the coil to thaw naturally before returning later to complete repairs and evaluation. Services performed: Cleared clogged drain line using Drain Solve Cleaned heavily clogged condenser coil Checked refrigerant pressures and system operation Performed refrigerant leak inspection Evaluated electrical wiring and breaker configuration During inspection, several installation and system issues were identified: Walk-in cooler system improperly wired using two separate 20-amp single-pole breakers Condenser and evaporator circuits incorrectly tied together Previous wiring modifications and crossed controls observed Breaker failure occurred during service and was replaced by owner Added approximately 4 lbs of customer-provided R22 refrigerant to restore cooling and clear the sight glass. Leak inspection revealed a major refrigerant leak near the line set wall penetration between the condenser and evaporator. Findings are consistent with copper line rub-out damage inside the wall penetration area. Foam insulation prevented direct visual confirmation of the leak source.     Performed commercial HVAC rooftop unit diagnostic and electrical repair service for the kitchen RTU at Scholz Garten in Austin TX. Upon arrival, the rooftop unit was found shut down with a tripped breaker and burnt electrical wiring. Diagnosed electrical failure and repaired the damaged circuit to restore operation. Services performed: Replaced burnt wire with larger gauge electrical wire Secured and tightened electrical connections Reset and tested rooftop unit operation Checked compressor amp draw Checked indoor blower motor amp draw Verified refrigerant operating pressures Recorded operating conditions: Compressor amp draw: 25 amps Indoor blower motor amp draw: 3 amps Suction pressure: 110 PSI Discharge pressure: 310 PSI After repairs, the RTU resumed normal operation and was confirmed cooling properly at time of departure. Electrical issues such as overheated wiring, loose connections, and undersized conductors can lead to nuisance breaker trips, equipment shutdowns, compressor damage, and unsafe operating conditions if left unresolved.     Performed commercial refrigeration and glycol chiller repair service for Kosmic Kombucha in Austin TX. Equipment serviced: Chillking Chiller Systems Model: GCLT120B55KCK3 Customer reported glycol chiller system failure and cooling issues. Arrived onsite with replacement compressor and completed major refrigeration system repairs to restore operation. Services performed: Replaced failed compressor Located and repaired refrigerant leak in condenser coil circuit Cut out leaking condenser return bend section and completed sealed repair Replaced liquid line filter drier Cleaned condenser coil using commercial coil cleaner Charged system with approximately 10 lbs of refrigerant to factory specifications Verified sight glass cleared after charging Tested refrigeration pressures and operating temperatures Secured and fastened loose equipment panels Recorded operating conditions: Approximately 15°F suction saturation temperature Approximately 100°F discharge saturation temperature After repairs, the glycol chiller was tested and confirmed operating normally. Unit reached approximately 30°F prior to departure. Additional findings and recommendations: One downstairs glycol tank solenoid was found disconnected. Customer advised another contractor will reconnect and further diagnose the glycol tank system. Glycol concentration tested between approximately 15%–30%. Recommended performing a more accurate glycol concentration test and adjusting glycol levels as needed. Rooftop glycol supply and return piping insulation was found severely deteriorated, increasing system heat load and reducing efficiency. Recommended professional re-insulation of rooftop piping. Both compressors currently lack crankcase heaters. Recommended installing crankcase heaters to improve compressor protection and long-term reliability during colder weather conditions.     Performed commercial refrigeration diagnostic and repair service on a Heatcraft walk-in cooler refrigeration system in Round Rock TX. Equipment serviced: Heatcraft Evaporator Model: ADT130AEK Copeland Compressor Model: ZS13KAE-PFV-118 Customer reported cooling concerns and operational issues with the walk-in cooler system. During inspection, the condenser coil was found heavily clogged, restricting airflow and reducing refrigeration efficiency. Drain line was also clogged with debris and required clearing to restore proper condensate drainage. Additional inspection revealed the refrigeration system was not configured as a proper pump-down system. No defrost clock or liquid line solenoid valve was installed on the system. Previous installation practices were also identified, including undersized thermostat wiring being used to carry 24V control voltage and cycle the refrigeration system. Services performed: Thorough condenser coil cleaning Cleared clogged condensate drain line Checked refrigerant pressures and system performance Verified sight glass condition Evaluated evaporator and compressor operation Recorded operating conditions: Approximately 110°F discharge saturation temperature Approximately 20°–25°F suction saturation temperature Full sight glass observed during operation After service, the walk-in cooler was operating properly and box temperature was reduced below 40°F prior to departure.
