Serial: 18381E002L Found RTU completely off on smoke detector trip for unknown reason. Reset smoke detector circuit and restored unit operation. Upon inspection, found a large refrigerant oil stain on condenser coil area indicating possible refrigerant leak. Also found condenser coil heavily clogged with debris, evaporator coil impacted with dirt buildup, air filters severely clogged/restricted, and condensate drain line disconnected. Repaired and reconnected condensate drain line, removed clogged air filters, cleaned condenser coil, and checked refrigerant pressures and operation. At this time, refrigerant charge does not appear critically low and unit is currently cooling properly and reaching thermostat set point. Recommend returning during scheduled HVAC/Refrigeration PM service to perform full leak search on condenser/refrigeration circuit, install new air filters, clean evaporator coil as needed, and continue monitoring refrigerant charge and overall system operation.

Walk-In Freezer Service Call Technician dispatched onsite for walk-in freezer not maintaining proper temperature. Customer advised refrigeration system is currently under another service provider for full diagnostic and repair work. Scope of service during this visit was limited to restoring temporary freezer operation and de-icing the evaporator coil. Upon inspection, found the evaporator coil completely iced over, severely restricting airflow and reducing refrigeration performance. Disassembled evaporator section and fully de-iced evaporator coil to restore airflow and temporary cooling operation. Additional Refrigeration Issues Found

Serial: 007SL32095-00/0000701 Inspected exterior exhaust fan assembly. Found mounting hardware detached from unit, causing motor framing misalignment and excessive vibration/noise. Reattached and secured mounting hardware to restore proper alignment and stabilize assembly as much as possible. During inspection, found motor shaft bent along with damage to squirrel cage/blower wheel and support legs. Due to mechanical damage, unable to eliminate clicking/clanging noise completely. Unit is currently operational but condition is poor and reliability is compromised. Recommend replacement of exhaust fan assembly in the near future. Continued operation may result in further mechanical failure and increased noise/vibration.
